Hólmaþing Villa is conceived as a flexible family home that can adapt to changing patterns of living over time. The organisation of the house allows for varying degrees of privacy and independence, accommodating evolving family structures, work-from-home arrangements, or the possibility of integrating a separate apartment within the overall composition.
The building is positioned within the site’s natural topography, allowing it to rise gradually with the terrain. Two two-storey wings intersect with a half-level shift, creating a sequence of interconnected spaces that respond directly to the changing landscape and views. The approach from the street occurs at the upper level, where the entrance, integrated garage, laundry room, and master suite are located. Positioned toward the lake, the master suite takes advantage of the site’s quietest and most panoramic views across Elliðavatn and the surrounding mountains.

Half a level below, a generous open living space forms the centre of the home. A spacious kitchen and dining area open toward both the northern views and the sheltered garden to the south. Increased ceiling heights and large glazed openings create an airy atmosphere closely connected to the landscape. The living room is positioned slightly lower than the main gathering space and separated by an exposed concrete wall incorporating a built-in fireplace.
